The goal of this homeowner was to sell their home quickly and for top dollar so when they heard this 'free' staging advise from a realtor, "You only need a good cleaning and decluttering" they went with it.....but that's not what happened....
Instead the clean, uncluttered home sat on the market for six months without any interest. Not the happy ending the homeowner was hoping for!
You see, there are many misconceptions about what home staging really is. A good deep cleaning and removal of clutter from a home isn't home staging. It's Spring Cleaning.
Home Staging uses principles of design, marketing and psychology to properly prepare, and 'dress' your home for a quick and profitable sale before it's available on the market. Much like Proctor and Gamble does before introducing a new product.
Let me put it this way...if you were going to the prom would you just wash up and dress like everyday (or everyone else) or would you prefer to be the star of the show?
After my home staging consultation this homeowner knew exactly what they needed to do to make sure this home looked better than the competition. I even provided written instructions and names of reputable trades to help them do items they didn't have time to do and I told them what to buy at the lowest prices.
Now don' get me wrong....I LOVE purple and I loved this client's style! But home staging isn't about showcasing the owner's style, it's about showcasing the home and sometimes trained and experienced eyes that can see the big picture can make all the difference.
After the house was properly staged and relisted, the first couple through immediately made an offer and then multiple offers came in -- which means they finally achieved their goal of selling their house for top dollar in a competitive market.
As a matter of fact, this house sold 90% quicker than other houses in the same neighborhood.
According to the Real Estate Staging Association statistics, this is true nationally of staged houses.
But an even better statistic is the fact that 90% of the homes I stage, sell or are leased within 15 days or less.
And did you know that on average a staged house sells for 17% more than non staged houses? And that for every $1 you invest in home staging you'll receive a $6 return on investment? Don't you think this is much more favorable than paying out monthly carrying costs on a property that won't sell because their neighbor is properly staging their house?
According to the National Association of Realtors, the average investment in home staging is $675. Which means the cost of staging will be less than the cost of your first price reduction.
