We've also talked to a few realtors and know we have to freshen it up before we sell if we want to get top dollar. Can you help us prepare our home for sale without judging our style or breaking the bank?"
"We had good intentions and started on a few updates but just got overwhelmed!"
This was a real couple with a real lovely family. The children were finished with school and moving out and getting married and starting families.....someplace where it was warmer and without the gray winter perma-cloud we experience here in Northern Indiana. . What they needed wasn't a scolding about their extra stuff or a lecture about how their 1980's style would affect the next potential home buyers. What they needed was a strategy and a plan. And that's what I gave them. Starting with how to properly layout their furniture in their own space.
Then to lighten things up, I gave them a few suggestions on changing some of their lighting. And we all had a good laugh!
They also needed a visual shopping list for certain rooms so they could first shop their own home for the items they needed before clicking on a link and purchasing the rest of the items on their own (just imagine how much time that could save you!)
During the design working session, called a Downsizing Design Consultation, she showed me original artwork she had stored in her closet (I always find the best stuff in my client's closets - stuff with a history and stuff with meaning). We used it as a point of emphasis here in the entry and as the inspiration for developing a color palette for the entire first floor.
Just look at that master bedroom before and after....I'd say, they were quick learners (or maybe they had a good coach?)!!!
Then, where needed, I helped her select the correct paint color and flooring to ensure the spaces would flow throughout the home.
An Extra bedroom used as a craft room was returned to it's original purpose because bedrooms add more value to the home dawling (never be afraid to ask me why)!!
And clutter was corralled and controlled. Hey don't judge--you know we've all been there!
Furniture was carefully edited--and beds made.
I helped my client create beautiful spaces using mostly what they already had. And if an item needed to be purchased, they knew what to purchase, where and how.
When a client asks for this help with the intention of staying, it is called 'redesign'
When a client asks for this help with the intention of selling, it is called 'staging'.
Either way, it is the same process of making intentional design decisions with the client's goals in mind. I always begin with an assessment of what the client already owns and then apply design principles of scale, color, emphasis and proportion. It is much like a rubrics cube and there is a lot of back and forth that happens before the best solution is discovered.
And....small, inexpensive changes using this method result in a more beautiful, balanced space that result in a faster sale with less bickering and price negotiations.

This home sold for top dollar, 90% quicker than other houses at the same price point in a depressed economy - but here's the part I love the most....the client thanked me for helping them enjoy their home again after living there for 25 years. She said my plan helped take the overwhelm out of downsizing and selling her home and that they were looking forward to their next adventure with God!
