Professional Home Staging Consultation: Every property staging starts with a staging strategy consultation called a Design Working Session. If you’re the do-it-yourself type but would like the experience and guidance from a professional designer to identify the hidden value in your home. showcase the best features, furniture and accessory arrangement, want to know which updates return their investment and what you can do to stage your property yourself, then a home staging consultation is the perfect choice for you. I will go into great detail on what needs to be done and how to achieve it. I will answer all your questions. My goal is to use your belongings to stage your property at a minimal cost. In addition, I do not judge your style, taste or home making habits. Please have your questions as well as your pen and paper ready! Investment is $199 for up to two hours.
Home Staging Report & Action Plan: Written reports are 15 cents per square foot. (Minimum sq. ft billed is 1,500). I will write the report after gathering the information I need to assess your property for staging. A document of the staging report will be sent to you and your Realtor (if requested) within 48 hours. Typically these reports are 10+ pages in length and provide you with the written blueprint you’ll need to stage a home yourself.
Occupied Home Staging Enhancement: After the home staging consultation I will return once the pre-staging recommendations you chose to complete are done, and help you stage and style your home. For up to one day, I will come along beside you and help you arrange what you currently have in your home to enhance and style your property for optimal appeal, and if needed, suggest finishing touches to create a warm, welcoming and WOW affect within your budget. Photo Styling for MLS Listings: Photo-styling is available only to existing staging clients who have had their home staged with me and would like a final touch up before their home is photographed for listing on the MLS. I'll be on site the day that the photos for MLS listings are taken so each room shows its very best. When I arrive, I'll make sure everything is positioned properly to expedite the photo shoot.
